What happened
JDA is widening New Sanganer Road between Sodala and Gurjar ki Thadi under a Rajasthan High Court order, putting more than 100 shops and homes at risk of demolition — some of them trading for 60-70 years. Traders shut the market and marched in protest on 24 September 2026, saying they support road development but want a clear compensation and rehabilitation policy before any demolition, which JDA had not announced at the time of writing. On 27 September 2026, JDA enforcement teams took the next concrete step, physically marking around 260 shops and structures on this stretch with red paint ahead of demolition, citing a High Court division bench order — while still not announcing any compensation or rehabilitation policy. This is one of several stretches across Jaipur where JDA's master-plan road width and the built-up reality on the ground don't match.
What this means for you
JDA's master plan reserves a specific width for many roads, wider than what is currently built or used as carriageway. Structures standing inside that reserved width — even long-established ones, even ones with valid-looking sale documents — can be required to come down once JDA moves to enforce the reservation, typically following a court order or a road-development project. How long a shop has operated, or how solid its construction looks, offers no protection once enforcement begins. Whether compensation is paid, and how much, has historically varied by project and is not guaranteed.
Red flags and common frauds
- A seller or agent describing a property's frontage or setback based only on the road's current built width, not JDA's sanctioned/reserved width.
- No mention of a pending or existing court case, road-widening notification, or master-plan designation affecting the property or road.
- Being told "this road has looked the same for decades, it won't change now" as a reason not to check the master plan.
- Sale or rent agreements that don't disclose whether any part of the structure encroaches on the reserved road width.
- Assurances of guaranteed compensation or rehabilitation with no official order or policy to back them up.
How to verify, step by step
- Ask JDA's town planning wing for the sanctioned/reserved width of the specific road stretch your property is on, not just its current visible width.
- Get your plot's setback and road-frontage requirements confirmed against the applicable master or zonal plan.
- Check for any pending High Court or JDA tribunal case naming that road or stretch before buying, renting or investing.
- If part of a structure could fall within the reserved width, ask in writing whether it has received a demolition or vacate notice, and what compensation policy, if any, currently applies.
- Don't treat a long trading or residential history as legal protection — ask specifically whether the structure predates or postdates the road's master-plan reservation.
- Where a widening project is already underway or under court order, track official JDA and local media updates before committing money, since enforcement timelines can move quickly once a court sets a deadline.
